Who are your maintenance human resources? And I'm not referring to the hotel HR department, although they're one of your human resources.


Those who are turned to for assistance in providing maintenance functions or anyone associated with or affected by maintenance issues. Consider the following:
• Full and part-time department staff.
• All levels of management.
• Temporary contracted staff.
• Service providers.
• Vendors.
• Consultants.
• Authorities having jurisdiction - AHJ's
• Peers from other properties.
• Mentors.
• And more.

It's vital for the maintenance manager to organize these resources. The most effective format is a package containing a spreadsheet for sorting data and a flowchart or mindmap for strategic planning. This package will clearly depict available resources for trouble shooting, research, planning, budget preparation, etc.

These are living documents and data must be updated continuously to be effective. When kept up to date, this package will possibly be one of the most important tools in a maintenance manager’s toolbox.

Make it easier for yourself, take the time and use this technique. You and the department will be far more effective for the effort.
